Question: How do I stop leaving a dark residue on commercial traffic areas?

Answer: Synthetic Heavily Soiled Commercial Carpet needs the correct techniques and products for correct restorative and maintenance cleaning, particularly on heavy traffic areas.
1.The first and most important step whilst the carpet is still dry is to use a good upright vacuum cleaner with a brush action and two motors one running the brushes and one running the suction. A Sebo vacuum would do a very good job, but better for this type of dry compacted soil would be to invest in a Flexi 5 which has a cylindrical brush action along with the vacuum and lifts up the pile along with removing soil ready for cleaning. Vacuum both ways against the pile for best results. If this is not done the dry soil will wick to the surface and leave a dark residue and the pre-spray or detergent rinse will not be able to reach the compacted soil.
2. Secondly apply the correct pre-spray traffic lane cleaner for the soil type e.g. Enzall for protein type soil such as a commercial restaurant carpet. Alternatively use Formula 321 for heavy general soil and brush the traffic lane cleaner in well. Allow some dwell time whilst you get your machine ready with a suitable high pH rinse crystallising non residue detergent such as Formula 90 Liquid or Powder.
3. Do not spray or apply products which contain solvents directly to the commercial carpet traffic areas, not only are these areas more worn and susceptible to damage but most commercial carpets or carpet tiles have impervious backings which can be permamnently damaged by solvents, this will cause dark wicking to occur after cleaning.
4. Do not spray deodorisers onto carpets after cleaning(always use them before and rinse out), they can leave sticky residues unless you choose your deodoriser very carefully and these will attract soil and make the carpet appear to have dark areas very quickly in traffic areas.
